The Autograph Hotel

The Autograph Hotel is a 10-story hotel located in Charlottesville, VA featuring a ground floor lobby and restaurant, 3-story parking garage and 6 floors of guestrooms totaling 125 rooms! The Autograph Hotel is a Marriott brand of hotels known for their unique boutique design.

This project presented an opportunity to work with and build a relationship with Donohoe Construction, a customer that we have not worked with in quite some time. Initially the project was over budget and CW was brought on board to provide value engineering (VE) options to reduce the overall cost. We developed over $150,000 in VE options and provided constructability input to create a better design, at a lower cost to the Owner.

One of the unique ideas CW presented was the use of the Sovent engineered single stack drainage system as opposed to the standard waste and vent piping. The single stack design not only reduced cost but has proven to be a quicker install and has helped the project schedule. The structure is composed of post-tensioned concrete slabs so all penetrations must be closely coordinated, and sleeves must be set in the poured decks. No core drilling is allowed. We had less sleeves to install because of the Sovent system compared to a traditional sanitary waste and vent system. Combining that with the BIM coordination model allowed us to set sleeves for the entire floor in two days and let them pour the concrete structure quickly. The concrete structure was just topped out last week, a week ahead of the original project schedule, despite starting two months late. We are right behind the structure and have already roughed-in the vertical mechanical and plumbing systems through the 9th floor. All mechanical equipment is located on the roof and in a penthouse mechanical room. All 33 pieces of equipment are already set in place one week after the structure being complete. We even have the cooling tower piped up already!

As interior framing is progressing we will continue our in-wall rough-in, inclusive of the Uponor PEX domestic water piping. This Uponor PEX piping is another example of the value engineering CW presented to save time and money. We will quickly be able to finish our rough-in and trim-out in all the guest rooms to allow for interior finishes to complete the “unique boutique design” the Autograph Hotel brand provides.
